We now have a constant feed regarding the volume of transactions taking place ,a guide to the prices of houses and apartments selling plus more importantly which agent locally is actually doing the deals . The latter being the one detail which interests me because it cuts through the fog of agents marketing & PR hype as well as those agents who occasionally try hard to manipulate their own success through highlighting greater sales but then showing considerably higher fall through rates than the overall market average.
Whether you look weekly, monthly or annually the statistics now show Maguire Jackson listing more & selling more than any other agent in the City Centre postcodes of B1,B3,B5, B16 & B18. We seem to be stretching away from the corporate agents plus having more success in the immediate areas of our three distinct offices. The increasing success of Marketing Birmingham’s efforts coupled with I suspect with the high debilitating living costs of London and the South East undoubtedly helped by Deutsche Bank’s alongside the recently announced HSBC relocation into this City are attracting more & more people here. Another factor is the local increasing strength of the graduate market & their desire to stay here which is undoubtedly fuelling the property market further. Buy to Let landlords have already noticed the higher than UK average yields, the longer tenancies and the voids between tenancies shrinking considerably over the past fifteen months ,as overall demand for accommodation has increased. There are more properties being planned & built but how many of these come to the open market remains to be seen. The recent arrival of several residential investments funds looking for blocks of apartments to buy for long term rental ,within ten minutes of the heart of the City Core are major predators for any new stock.
